You are thinking about selling your house on your own

and would prefer to have an agent, but would also like to have some options on what it will cost
you....
The plans below are commission sales agreements, contingent
upon the sale of your home. You will be working with an agent in agency

Full Service:
6% of selling price
You will receive a
CMA, your home will be listed on the NWMLS, you will receive the
Contract, Title, and Escrow Package, our complete
Marketing Package including print advertising, direct mailing of
postcards, and your home included in our monthly e-newsletter. Half (3%) of the commission will be paid to a
buyer's agent from the MLS. You will also have daily communication (if you
choose) on the progress of your sale, including how many showings are taking
place, number of calls, inquiries, etc. We will contact agents who have
shown or previewed the home and share their comments with you. And
finally you will have an option to "stage" the home by professional interior
decorators (contingent on the successful sale of the home). Click

Dual Agency: 4%
of selling price
You will receive the
same listing services as the Full Service Plan, but in the event that we find a
buyer separate from the MLS or before another buyer's agent from the MLS does,
we will discount our service down to 4% of the selling price.
Be aware that if we
find a buyer and write a contract on their behalf, we are then working in the
capacity of a dual agent. Call us to learn more, or read the pamphlet on

agent plays a neutral role during the negotiations. If a buyer is willing
to sign a broker's Customer Agreement dual agency might be avoided.
Limited Listing:
4% of selling price
3% of the 4% total
will be paid to a buyer's agent, but in the event that we find a buyer
separate from the MLS or before another buyer's agent from the MLS does, we
will discount our service down to 2% of the selling price. This plan is
like the Dual Agency Plan, but with very limited services.
