If you decide to list your home with us, expect the following action:
 
*  Prepare- You will want to assess the visual appeal of your home, and consider any cosmetic improvements you might want to do.   If the home is new, or vacant, you may decide you should “stage” the home with furniture and accents provided by a decorating service.
 
*  LIST- Within 24 hours of your decision to list with us, we will have taken photos of the home and published them, with comments and a list of features, to the Norwest Multiple Listing Service real estate agent's web site, Coldwell Banker's international site, Coldwell Banker Danforth's site with a photo gallery, the National Association of Realtor's web-site, and here, Mapleleafnews.com - complete with a full description and a photo gallery.   Take a look at our state of the art Internet Marketing System - click here

*   Internet-  Every real estate agent with clients looking for a home with your home’s features will be able to view the photos and descriptions immediately.  They will contact us, (or you, if you wish) to come and visit the home to either “screen” it for their buyers, or bring their clients with them to show and view.  Where do buyers come from?  Click here
 
*  SIGNS- “For Sale” signs will be posted on the property the day the listing is activated, and directional signs may be placed on nearby arterials to direct “drive-by” prospects to view the property.  The signs will feature contact information to generate phone and email inquiries to my team and office.  An internet “URL” will also be featured so prospects can view property details on-line.
 
*  PRINT-  Flyers – brochures and handouts (link opens a PDF file) will be produced to promote your property.  These will be available in a waterproof dispenser posted on your sign.  More will be available in the house, and an additional quantity will be sent to other brokerages and placed in agent mailboxes.
 
*  Broker’s Open- and brokers Tour – your home will be hosted by us to show your property to agents from other brokerages in the area (not just Coldwell Banker offices, but many other companies as well).  Flyers and “hot sheets” will be placed in brokerage mailboxes to generate traffic.
 
*  Advertising- from day one to closing day there will be internet presence, and open house ads.  Ads will appear in the Sunday paper if you elect to market with open house days.  See your listing in the Seattle Times  Readers will be directed to view your home’s details on-line as well.
 
*   More Advertising: Local neighborhood papers that serve the area your home is located in.

*   "Outside the Box" Advertising:  Real Estate Ad on with hyperlinks to your photo-gallery at MapleLeafNews.com.  This can generate from 5,000 to 20,000 hits in a month.

*   Multiple Buyer Service.   Your home will be featured on the HomeGain web-site.  Homegain has a vast pool of registered buyers and the HomeGain database is able to identify buyers that meet the criteria of sellers by neighborhood, price point, and number of bedrooms.  I will send proposals to those buyers seeking the features of your home.

*   Key Box - your home will sell faster if agents can preview and show your home when you are not there.  With your approval, an electronic key-holder will be secured to your home which can be programmed for specific hours of access.  Agents use an infra-red remote device (which has security codes that are reset every night) to open the box and get your house keys.  If the house is occupied, most home owners secure the box to the house with a chain and their own padlock so that they can take the box in when they are home for additional peace of mind.  The box and remote store agents names and times of visits and download the information to a central computer for further security and tracking capabilities.
 
*   OPEN HOUSE-we will advertise your home to be “open” for viewing (generally from 1 PM to 4PM Sunday) and will host visitors wishing to view your home.   Some agents may also bring their clients.  Signs will be posted on nearby arterials directing prospects to your home.
 
 
*  Marketing Updates– we will provide you with weekly activity reports detailing marketing actions taken, and report the number and nature of buyer inquiries.  We will survey agents who have visited the home by sending them a hyperlink in their email to the page shown at this link.
 
*  Offer review– we will want to review, evaluate, and chart all offers in order to determine the best offer.  Unacceptable offers can either be countered-offered or rejected.  Learn More
 
*  In the event of a contingency offer, we can provide you with a choice of services available to remedy buyer stipulations.  We can coordinate and host services within reason.
 
*  In the event of few offers, or no full price offers, we may decide to review the marketing plan, do a new CMA, and discuss your pricing strategy.
