You need to know how much your house is worth in order to sell it quickly.  If you price too high, it will never sell, if you price too low, you leave money on the table.

 

Why pay for a CMA when you can get several for free from competing Real Estate Agents?

  •  Maybe you don't want to deal with an agent trying to "close you" into an agency agreement.
  •  Maybe you want to know the real value of the house - did you know that many unscrupulous agents routinely suggest an unrealistically high price in order to act on your emotions and "get the listing"?  We have talked to many who advised:  "Just tell them what they want to hear and then work them down when it doesn't sell".  Over-priced homes wind up selling for less than for what they should have, had the price been fair at the outset.
  •  You could pay for an appraisal from a professional appraiser - but you would not get background information on the market, the neighborhood, advice for when to sell, and advice for getting top dollar for you home.

  • And finally, a REAL price range based on real data - not based on someone's need to list your home, or solely based on "experience in the area".  We have tracked homes upon which we have done CMAs  and the price ranges we have arrived at have been extremely accurate - this includes homes and condos all over the city.  Not all sellers can come to grips with their real market price if they have financial issues such as a high loan payoff, first and second mortgages, equity lines of credit, or pre-foreclosure.   Those are the ones with the "For Sale" sign sitting in front of their house for months and months - many even go through several agents in the belief that price is not the central issue.  On the other hand, some people are amazed at how much they can get.
