THIS PLAN IS FOR THE SEATTLE AREA ONLY. Services below are available in the Seattle City limits, and Shoreline only.  This is not an anonymous web service - you will be dealing with a professional licensed real estate agent who can guide you through the entire process and answer all of your tough questions.

If you fill out the contact information, you will be contacted by a professional Consumer Certified Real Estate Consultant (also a Washington State Licensed Real Estate Agent, and Realtor) for a no cost assessment of your needs in view of your budget.  If you provide your address you will receive an information kit by mail.  You will NOT be pressured to buy anything or sign anything.  If you decide to proceed, you choose what you want:  mix and match any of the services below.

Contract Review Package - licensed real estate agent will either write up a contract for your buyer, or review and advise you on any offers received from a buyer.  This will include all contingencies forms such as Finance, Optional Clauses, Inspection, Lead Paint, Transfer Disclosure, Utilities, Condo, and any other that might be tendered or encountered in your offers.  $1000. May be paid out of proceeds from the sale at closing. Order Title Insurance, preliminary commitment to Title and final title package.  Cost depends on selling price of the home since title companies charge on a scale.  Typically anywhere from $400 to $2,000 (plus facilitation fee of $200.) depending on the value of the home and the insured amount.  May be paid out of proceeds from the sale at closing.  Learn more about Title Insurance here.


Open Escrow account and monitor closing timeline.  Cost depends on selling price of the home since escrow companies charge on a scale.  Typically anywhere from $500 to $2,000 (plus facilitation fee of $500) depending on the value of the home.  This service also includes the deposit of the buyer's earnest money into a neutral account.  May be paid out of proceeds from the sale at closing.  Learn more about Escrow here.


Package of all three services listed above.  Service charge will be $1,500, plus whatever fees the Title Insurance and Escrow Service total, as noted above.  May be paid out of proceeds from the sale at closing.


Note: Title and Escrow are always part of the seller's closing costs (plus taxes and misc. fees), and our fees in relation to those services are charged for recommending a selection of companies for you to choose from, and then once chosen, working with them to facilitate your contract and closing.  Many things can go wrong on the way to a closing, and our fees are charged to oversee the process and help you avoid any likely pitfalls.  If in the event of  errors, missed timelines, or other problems directly attributable to the title or escrow company, our liability is limited to our service charges, and not the fees the title and escrow companies charge, since we ultimately have no direct control over them.  We will make every effort to work with them in order to avoid problems.  In the event of timelines to closings being missed due to the fault of the lender or title and escrow companies, you will receive at no charge an "Extension of Closing" contract written up on your behalf.
